Entryway soiling is specific and it is layered. Gum flattens into the concrete and oxidizes into dark discs. Coffee and soda leave sugar residue that holds dirt and turns tacky in humidity. Restaurant frontages carry a grease film that walks out of the kitchen on shoes and spreads across the first ten feet of walkway. Over that sits the grey traffic film every sidewalk collects.
Each layer needs its own treatment. Gum comes off with steam or targeted hot water, one piece at a time, rather than a broad pass that flattens it further. Sugar and grease need a degreaser with dwell time before pressure is applied. The traffic film is the easy part, handled with a surface cleaner at even overlap so the walkway finishes uniform instead of striped.
Awnings, glass surrounds, door frames, entry mats, and the base of the storefront system are cleaned with the walkway. Cleaning the concrete and leaving a mildew line on the awning above it does not read as clean.
Most shopping centers, downtown districts, and mixed-use developments write frontage maintenance into the lease. The tenant is responsible for the sidewalk to the curb line, appearance is expected to be maintained, and the landlord can charge back the cleaning when it is not.
