Every stall in daily use collects drip. Engine oil, transmission fluid, power-steering weep, and condensate from air conditioning all land in the same spots, and concrete is porous enough to hold them. Once the deposit sits through a South Florida summer, heat drives it deeper into the slab and a surface rinse stops touching it.
Degrease before pressure. Fresh drip lifts with hot water and a surfactant. Older staining needs a dwell-time degreaser worked into the slab, then agitation, then extraction. Pressure alone spreads the oil into a wider grey halo and calls it clean. We treat the stain chemically first and use pressure to remove what the chemistry has already released.
Drive lanes carry a different problem: a thin biofilm of tire rubber, brake dust, and exhaust particulate that binds to the surface and turns the deck uniformly dark. That film responds to a surface cleaner at controlled pressure, run in overlapping passes so the finish is even instead of striped.
Ramps and turning radii take the most abuse in any structure. Tight steering under load deposits rubber in dense black arcs, and the sealed or textured surfaces used on ramps for traction hold that rubber more stubbornly than a flat deck does.
